Project 1 — Seized Patio Door Rollers

Coral Gables, Miami-Dade

The problem
An 8-ft patio door took two hands and a shoulder to move. The original steel rollers had rusted solid and were dragging in the track.
What we did
Panel lifted out, tandem stainless rollers installed, height calibrated on both stiles. Door now glides with one finger.

Project 2 — Bent & Corroded Bottom Track

Hollywood, Broward

The problem
A dented, pitted aluminum track kept chewing through replacement rollers and let the panel jump off its guide.
What we did
Track straightened, deep-cleaned and finished with a stainless cap-over so new rollers ride on a hard, smooth surface.

Project 3 — Torn Sliding Screen Door

Aventura, Miami-Dade

The problem
Mesh was torn through at pet height and the screen frame corner had pulled apart, so the door would not stay in the track.
What we did
Frame re-squared and re-cornered, then rescreened with heavy pet-resistant mesh and fresh screen rollers.

Project 4 — Failed Lock & Handle Set

Fort Lauderdale, Broward

The problem
Salt-air corrosion had cracked the handle and frozen the mortise lock — the door closed but could not be secured.
What we did
New keyed lock, mortise cylinder and matching handle set installed, with the keeper re-shimmed for full latch engagement.

Project 5 — Brittle Weather Seals

Pinecrest, Miami-Dade

The problem
Daylight showed through the interlock and wind-driven rain reached the tile during storms. Weatherstripping had gone brittle and fallen out.
What we did
Jamb, interlock and sweep seals replaced with flexible marine-grade stripping, then the panel was re-pitched for even contact.
